So, you have finally made the decision to BUILD your own home versus finding an existing home.   We hope these few steps will help make your experience the best it can be.

Did you know that you can be represented by a "Buyer's Agent" even when you are building a new home?


Do you need a "Buyer's Agent"?

Our simple answer is YES, but don't just grap the yellow pages and find the first Realtor.   You need to do a little research to find the right Buyer's Agent.    You definitely don't want to have an agent that comes with you to the model home the first time and then meets you again at closing time to pick up their check, believe us they are out there.

The right buyers agent should be there to help you decide things that you may not even think about:
  • The Lot  - will you have that big ugly green box in your front yard?, power poles, drainage problems
  • The Builder - are they a stable company, is their reputation reliable?
  • Are you getting the Best Deal  - they know the current market for new homes, that's their job
  • Financing - some builders offer incentives to use certain finance companies...is it in your best interest to do so
  • The Plan - home specs..what are you getting..is it like the Model home, how is it different
  • Options - they know what options will profit more as far as resale value than others
  • Contract  - builders contracts protect them not you..your realtor is there to protect you
  • Construction  - an extra set of eyes to watch your home being built is always a good thing
  • Inspection - even though you home is new..you should have a private inspection - builders are known to hide mistakes
  • Closing - There are a lot of details at closing..and your agent should make this worry free

Every new home builder has different policies, but if you want to be represented by a certified "Realtor" you have to take them with you even when visiting "Model Homes" for the very first time and every other time unless their policy is different. If you are not, and are considering in getting a Buyer's Agent Representative, make sure you don't fill out any questionnaires or anything when you go and look --- this is very important---
